Grabarics Kft. is participating as the general contractor in the Bazalt III project at ROCKWOOL’s Tapolca site, which involves the comprehensive development and renovation of the existing office, workshop, and warehouse areas. The project is scheduled for completion, with technical handover set to begin, in the third quarter of 2026.

Modernization in an Operational Production Environment

The purpose of the project is to modernize and functionally expand the existing office, warehouse, and workshop areas—which have a total floor area of nearly 1,000 m²—and to establish a new location for the laboratory, which previously operated in another part of the building. As a result of the development, the technical, operational, comfort, and energy efficiency standards of the affected building section will improve significantly.

A unique aspect of the project is that the work is taking place within a production hall that is approximately 60 years old and currently in operation. The goal of the design concept was to ensure that the renovation affects the operation of the production areas as little as possible; therefore, the interventions are primarily carried out within the existing contours, isolated from production.

New functions, modern work environment

During the project, new functional units are created by demolishing existing interior structures while retaining the ceiling slab. The ground floor will house a TMK workshop, laboratory, and restroom facilities, while the new upper level will feature offices, meeting rooms, a dining area, a lounge, and an outdoor terrace.

The interior courtyard, created by partially opening up the ceiling slab, ensures natural lighting and ventilation for the office areas. As a result of the project, the manufacturing plant’s employees will be able to perform their work in comfortable, energy-efficient workplaces that meet 21st-century standards.

Continuous production with significant organizational challenges

During construction, maintaining continuous production and operational safety is of paramount importance to the client. Construction work takes place directly near the production lines, so organization and scheduling require special care. Work processes affecting existing infrastructure are aligned with the plant’s maintenance periods, while tight organizational routes and the uninterrupted supply of raw materials are also key considerations.

Winning the contract was preceded by a long, multi-round tender process, during which the client was able to gain a detailed understanding of Grabarics Kft.’s professional capabilities. Constructive cooperation and strict adherence to deadlines ultimately led to the selection of Grabarics Kft.
