The character, the built environment and the target group of the two projects are very different. Hubay Jenő square in district XV lies in a semi-urban area near a park and a playground, virtually in the newly developing center of the district, not far from the district government.
The building that existed on the property acquired by tender had already been demolished, and a building complex with 60 apartments meant explicitly for young families with small children will be built on the site where once a soda water factory worked and was transformed into emergency shelters later. The ground floor apartments will be constructed with special care to providing comfortable housing opportunity to disabled people. The 1, 2 or 3 bedroom apartments of 37-77 sq.m will have small private gardens, those on the upper floors will have balconies, while the loft apartments will have terraces. The mass proportion of the building will also deviate from the usual; its arrangement will definitely serve for the sense of space with an airy impression.
The other property development project of the firm, Panorama Resort planned for the area under Lechner Ödön alley 4, is governed by quite different principles. The definitely exclusive site near the National Theater is the last unbuilt area in the direct vicinity and the district IX section of the Danube embankment. The Palace of Arts, prominent office buildings and elegant dwelling houses occupy the territory, while a private clinic and another office building are still under construction. The new condominium with its envisaged 12 ascending levels shall fit in the built and the natural environment, and is intended to satisfy luxury needs. The building will have many terraces, balconies, with glass walls, portals and special wall cover on its façade in order to offer the unprecedented experience of the Danube panorama to its tenants and owners.
